This should be seen as protection for you, ensuring your purchase is legally binding and you do not encounter any unforeseen issues in the future, such as rights or restrictions associated to the property or land being purchased.

Looking after your legals

The successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. Keeping the legals on course

There is no doubt that clients benefit from the close relationship between our solicitors and our branches, in particular our Sales Progressors. This makes the whole process a lot quicker and more straightforward.

The conveyancing process between an offer being accepted on a property and completion is about 12 weeks, although some cases may be quicker than others. If you find things move a little slower than you would wish, the important thing is not to become frustrated. Realising this can be a testing time, all our clients can call on their personal Sales Progressor  who will keep a close eye on all parties and keep the sale on course with your timetable.

What is conveyancing? (in case you didn’t want to ask)

In short it’s the legal stuff…. In law, conveyancing is the transfer of legal title of property from one person to another.

Conveyancing occurs in three stages: draft of contract, exchange of contract and completion.  

While the contract is  drafted, your solicitor will review and prepare any paperwork associated with the purchase. If you are selling a property they will coordinate the two. The process will include: any enquiries on receipt of the draft contract from your seller's solicitor, local searches, rights that run with the land or restrictions and an agreed date for the exchange of contracts. Plus, ultimately, the completion date.

At the point of the exchange, contracts will be signed and normally a deposit (around 10%) will pass from the buyer's solicitors to the owner's. The equitable title has now passed and you are legally obliged to continue to complete the transaction (a date for which will be mutually set).

On the day of completion, all outstanding monies (usually 90%) are transferred between solicitors' bank accounts. Once the money has been deposited into the seller’s account the estate agent will release the keys for your collection. The buyer now has the legal title for the property and can  move in whenever they wish.
