The sale of a property can appear complex. If you are new to the process or haven't moved for a number of years, below is our 'jargon free' guide to selling your property. Valuation
This is the starting place for most people when considering a move or selling a property. One of our experienced valuers will visit your property at a time to suit you, including evenings and weekends if preferred.

Choosing the right agent
Your chosen agent will be responsible for your most valuable asset, so choose wisely. Make sure they have a solid history in the local market, are affiliated to a professional body, offer a full marketing package, have a list of qualified buyers and employ an attentive team of professionals. Robinson Jackson tick all these boxes and are available from 8am to 8pm, 7 days a week, ensuring we never miss a lead.

Organising your legals
The successful sale of a property can often be reliant on the involvement of an efficient and experienced solicitor. Robinson Jackson have a long association with Cook Taylor Woodhouse solicitors who are one of the country’s top 15 law firms* and have been established for nearly 80 years.
There is no doubt that our clients benefit from this close relationship. It allows our Sales Progressors to provide the latest updates for you and helps to avoid any unnecessary delays.
Cook Taylor Woodhouse offer very competitive fixed fees and unusually for the legal profession, work on a No Sale, No Fee basis. We can arrange for you to receive an information pack which includes a conveyancing quote, including stamp duty costs if relevant. This can either be posted or emailed to you.

Presenting your property
First impressions really do count, so you should present your property at its very best. Most potential buyers will sit in the comfort of their own home and view properties online. They will only select the most appealing properties to view.
A tidy garden, a lick of paint, and some ‘spring cleaning’ will help attract more interest and subsequent viewings of your property. Don’t put off the de-clutter until your moving day, it will help to do it at the start of the process.

When selling your property you should imagine yourself as a potential buyer and consider what will impress and excite them about your home. We understand that the market is always competitive so we will utilise the most innovative marketing and communications available to make your property stand out from the crowd.

Successful Viewings
If you are conducting the viewings yourself, make all your visitors feel welcome. Let them explore at their own pace and be on hand to answer any questions. Point out interesting features and explain why you liked the property and the surrounding area. A good tip is to leave the best ‘til last. We can of course conduct the viewings on your behalf. You will receive a follow up call from us after all viewings in order to discuss the buyers feedback.

Negotiating offers
We will report all offers to you, both verbally and in writing. Before doing so we will check the buyers ability to proceed. Once established we will then be in a position to advise you on the best course of action to secure a sale.

Offer agreed
Once an offer has been agreed we will prepare a memorandum of sale which sets out the details of the transaction. This document is sent to the respective solicitors acting for you and your buyer. You will then be introduced to one of our Sales Progressors who will coordinate all aspects of your move, keeping you updated at all times. This is a unique service provided by us and will become invaluable when co-ordinating your sale and purchase, including monitoring any associated chain.

Exchange of contract
This will take place when the mortgage finance has been arranged, enquiries have been answered and the terms of the contract have been agreed with the solicitors. The contracts are now signed by both parties and then exchanged by the solicitors and a completion date is set by mutual agreement.

Completion
On the day of completion, the balance of outstanding monies are transferred from the buyer's solicitor to your solicitor's account. Once the money has been deposited into your solicitors account they will call you, and inform us that we can release the keys to the new owners.
Congratulations, you have successfully sold your property and are now in a position to move into your new home.
