1. Affordable rent

Before looking at any properties, you should determine how much rent you can afford. As well as the rent, you'll need a deposit equal to five weeks' rent.


2. Register with us

Sign-up to our email alerts and you will receive new properties to rent as they appear first on our website. You can also register directly with our Letting Centres by contacting them directly.


3. Finding the right property

Our Lettings Centres cover a wide geographical area across South East London and Kent, looking after all types of properties. Let us know what you are looking for and where, and we'll send you details of properties to rent that match your requirements.


4. Managed property?

When looking at a selection of properties to rent, you can opt for a rental that is managed by a property management team. This will give you reliable support if something goes wrong with the accommodation.


5. Tenancy application

A holding fee equivalent to one week's rent will need to be paid to secure a property. We will then invite you onto our online portal to begin referencing.


6. Referencing

We carry out thorough identity and reference checks, and you will be asked to come into our office with photographic ID and a council tax or utility bill valid within the last three months. You'll also be asked to sign the application form. You will not be able to rent a property if you fail to produce one of these documents.


7. Tenancy agreement

Once a successful referencing report has been received, you will be required to pay the remainder of the move-in monies. This includes the first month's rent and the security deposit, minus the holding fee already paid. In addition, you will be required to digitally sign the Tenancy Agreement, which becomes legally binding upon our counter signature.


8. Moving in

As soon as the Tenancy Application is signed and all monies have cleared with us, you can collect the keys to your new home. Remember to transfer all the bills over to your name and take meter readings as soon as you move in.


9. Rent collection

We will advise you about the date when your rent will be collected. We will provide you with a standing order form when you sign the Tenancy Agreement, making your payment automatic.


10. Peace of mind

It is a legal requirement for all Letting Agents to be part of a government-approved Client Money Protection Scheme. This safeguards all monies provided to us during our business transactions.
