Happy and affordable in Bexley borough

Bexley borough has come out top in a new report on the most affordable places to buy and rent in London. The borough also has the happiest residents, according to a new survey - beating 32 other London areas.

With the capital's house prices set to rise approximately 6% in 2016, buyers are increasingly looking for value for money and are being tempted from Central London to Greater London boroughs. Movers need look no further than Bexley borough, where the overall selling price is £414,849* - way below the average selling price for all of London, which is £654,071*. Robinson Jackson's Bexley borough branches are already noticing an increase in buyers from London registering their interest - part of the ongoing migration away from the capital into Kent. Such positive surveys are alerting more people to the charms and value-for-money aspect of the Bexley area. Our branches on the fringes of London are constantly feeding migrating buyers down to our Bexley borough and Kent teams, so they can help their selling clients take advantage of the London money.

The affordability news comes in the same week that Somerset House's Big Bang Data report revealed Bexley to be the happiest of London's 33 boroughs. The report looked at Twitter usage over a one month period, between 15th December 2015 and 14th January 2016, examining the sentiment of over 1.5 million Tweets. The data experts pointed to Bexley's location as the probable reason for such high levels of happiness - with the bright lights of London only a few miles away and a distinct countryside feel with the Garden of England on the doorstep.

The property report by CBRE Residential - which compares the average wage and average house price for each London borough, giving first-time buyers a good idea of how far their annual income will stretch - also confirmed Bexley as the most affordable place to rent a property, with the average house in the borough now costing tenants around £1,007 per calendar month to rent. To compare, the average rent in Kensington and Chelsea is £3,000 per calendar month.

Kevin Wooder, the Branch Manager at Robinson Jackson's Bexley Village office, is not surprised at the results: "We're helping more home movers than ever who are turning to the Bexley borough after being outpriced of South West and Central London. Just 18 months ago Bexley was named as the best place to raise a child in London in the Family Hotspots report, citing the area's excellent schooling, quality of local amenities, green space and property prices as winning features. We continue to attract buyers from inner London, with our network of branches across the capital key in finding buyers for Bexley properties. The recent results are brilliant news for anyone thinking of selling their property in the borough - there's no shortage of buyers right now and the number of people looking to move here is only going to grow following the publication of these reports."
