GAS SAFETY & TENANTS

Landlords have a legal duty to ensure your rented property is fitted with safe gas appliances. We explain what tenants should expect from their landlord concerning gas safety.

Your Copy of the Gas Safety Record

Your landlord is bound by law to ensure all gas appliances are in a safe working order. To make sure this happens, a landlord is legally obliged to carry out an annual gas safety check on every gas appliance/flue. A gas safety check will make sure gas fittings and appliances are safe to use - For the check to be valid, it must be undertaken by a registered gas engineer. Whenever you are starting a new tenancy or renewing a tenancy agreement, ask your landlord or letting agent for a copy of the property’s most recent gas safety record.

When living in your rented property, it is wise to take care with gas appliances. Always make sure the gas is turned off when you have finished cooking, and maintain a clean fireplace if you have a gas fire. If you smell gas and have any concerns, call the Gas Emergency Services emergency line immediately on 0800 111 999.
