2. Choosing the right agent

Look for an agent that has been active in the local lettings market for a number of years and employs experienced, qualified staff. We are members of several governing and associated professional bodies which should offer you peace of mind.

It is a legal requirement for all Letting Agents to be part of a government approved Client Money Protection Scheme, to safeguard all monies provided to us during our business transactions. 3. Creating the WOW factor

In order to attract the most interest in your property we will use the most innovative marketing and communications available. This will be closely monitored once your property is launched to ensure enquiries are maximised.

4. Successful viewings

In most cases we conduct the viewings on your behalf so we are on hand to answer any questions the tenant may have. This method normally results in the property being let quicker. After every viewing we will provide feedback and discuss the next course of action.

5. Agreeing a let

When prospective tenants are interested in a property, we draw up the 'key terms of the let', detailing the monthly rent, the agreement length, furnishings, restrictions and details of the security deposit. Once the terms have been agreed, we will take a reservation fee from the tenants and the referencing process will start.

6. The referencing process

We employ a professional, independent referencing company who carries out stringent checks on every potential tenant. Typically, this will include checks on employment status (current and past), Right to Rent status, a tenant's income, a credit check and references from previous landlords.

7. Pre-completion checks

Before a tenant moves in, we ensure that all necessary paperwork is complete, including a signed tenancy agreement, an energy performance certificate, a gas safety record and an inventory (if required). All of this will be co-ordinated by a dedicated Lettings Consultant.

8. Tenants move in

All tenants are required to visit our office in order to sign the tenancy agreement and pay the first six weeks of rent in advance, as well as the security deposit. A tenant will not be allowed to move until these steps are complete.

9. Post completion

Once the tenant has moved into your property, we will forward to you a statement of account, a copy of the tenancy agreement and any other associated paperwork.

10. Property management

Full property management is the ideal solution for those who do not have the time, knowledge or inclination to manage their own buy-to-let property. Our experienced Property Managers can deal with all the issues that arise on your behalf, including tenant liaison, maintenance and rent collection.
