However, their drive to move never went any further than ogling their dream properties on Rightmove. Post the lockdown; this has all changed!
People are re-evaluating what they need and where they want to live. The property market is racing, and as one of the leading agents in SE London & Kent, the branches around The Robinson Jackson Group have been flat out. This activity shows no signs of slowing, and we anticipate record sales (and lettings) will continue.
Low mortgage interest rates, new properties coming to the market every day is excellent for everyone. However, if you leave it too late, unless the Government extend the Stamp Duty cuts, you will miss out on saving up to £15,000 on your purchase.”
Stamp Duty savings for a limited time only
The Government have said the cuts will end in March 2021 which seems a long way off. However, how long have you got to take advantage of the savings realistically?
We asked all our sales staff, and they shared the same pragmatic observation. If a property transaction takes on average 4 months to complete from the time it goes under offer. Customers need to have the deal agreed on their property by November or December at the latest.
Mica advises, “When you take into consideration the long process, we recommend customers list now without delay.”
A recent Sunday Times article highlighted that homes are going under offer faster, but sadly it is taking longer for sales to complete due to backlogs and delays with surveyors, local councils, mortgage lenders and solicitors.
“If you wish to move within the next 6 months, then please call us today. Our Sales Progressors have an excellent reputation for keeping everyone on track. Still, suppose a property goes under offer too late, given the high volume of transactions expected, it may prove difficult to condense the timings.
This should not put you off. There is currently enough time for us to help you find the perfect home, sell your current property and aim for a moving date without the need to pay any Stamp Duty. We just need to start the process now so you don’t miss out on the savings!” Mica concludes.
