Sunday Times Best Places To Live
Only 15 minutes from Liverpool Street, the Elizabeth Line effect is making Plumstead a buyers hotspot. It’s London living at pocket friendly prices.
The Robinson Jackson Group has had an office in Plumstead for decades.
We know the streets around the Common, the mix of properties and the community that makes this corner of SE18 tick all the boxes. So, when The Sunday Times named Plumstead one of the best places to live in London for 2026, it felt like confirmation of what we already knew.
The newspaper’s annual guide assessed 72 locations across the UK on schools, transport, green space, broadband and high street health. Plumstead made the cut, alongside six other London neighbourhoods, and was singled out as the best place in the capital to buy a period home for £500,000.
Spencer Humble, our Branch Partner in Plumstead, has been working in the area for over 25 years:
"Plumstead has always been a brilliant place to live - beautiful period homes, fantastic green space and a genuine community feel. What's changed is that buyers are now connecting the dots. The Elizabeth Line has been a game-changer for people seeking affordability in this part of South East London. Buyers get space, character and real value, and you're still only 15 minutes from the City. We've been saying it for years, so it's great to finally see the area getting the recognition it deserves.
Here’s a fantastic example on Swingate Lane that will make an amazing first home or a couple with a young child. Click the link to check out the pristine décor of this stunning end of terrace period house.”
The Elizabeth Line effect reaches SE18
The big draw is connectivity. Woolwich station - a 20-minute walk (or 5-minute cycle) from Plumstead Common - puts Liverpool Street just 15 minutes away and Heathrow within the hour. Plumstead station itself runs direct trains to London Bridge in 25 minutes, Cannon Street in 31 and King's Cross in 42. The area offers Zone 4 property prices with Zone 1 and 2 commuter access. It’s exactly this combination that's been drawing first-time buyers priced out of trendier postcodes.
More than a commuter sweet spot
Transport statistics only tell part of the story. Plumstead Common is the neighbourhood's beating heart - refurbished tennis courts opened by Roger Federer, no less, a playground café and genuinely relaxed weekend energy. Oxleas Wood, Bostall Woods and Lesnes Abbey Woods add miles of green space on the doorstep.
The community is what keeps people here. The volunteer-run Plumstead Make Merry festival celebrated its 50th year in 2025. There's authentic Nepalese cuisine at the Gurkha Club, excellent Nigerian food at Aaye and a Camra-listed pub in the Lord Herbert. It's an area with genuine personality - the kind that's increasingly hard to find in London.
The property picture
As the number one estate agent covering Plumstead, Robinson Jackson currently has 30 properties in SE18. The average house price sits at £408,700. For that, you're getting character filled period houses! The prime streets cluster around the Common - Macoma Road, Tuam Road, Lakedale Road and Chestnut Rise - where terraced houses typically sell between £450,000 and £550,000. For buyers who've been priced out of neighbouring areas, the value here is hard to ignore. Take a look at the latest homes in SE18 by clicking the link.
