Sittingbourne Area Guide

Sittingbourne snapshot

Sittingbourne is ready to step up its image by embracing a £46 million regeneration scheme, designed to create a ‘destination town’. The Spirit of Sittingbourne masterplan contains new apartments, an eight-screen cinema, new restaurants and an improved public realm –a vision already turning heads.

Sittingbourne: where?

Set approximately eight miles from Gillingham and sandwiched between Rainham and Faversham, Sittingbourne has transformed from a largely industrial area to a thriving residential town. The surrounding villages, including Iwade, Bobbing, Bapchild, Newington, Murston and Tunstall, offer rural living, while the Isle of Sheppy is a little over 10 minutes by car.

The BIG 3:

1. Transport:

  • High speed rail service to St Pancras from Sittingbourne train station
  • Additional rail service to London Victoria
  • Quick access to the A2 and the M2

2. Schools:

A good choice of primary and secondary schools, including two grammars in Sittingbourne itself, appeals to families. There’s a ‘find-a-school’ facility on every one of our online property listings, where you can filter schools by age, type and Ofsted rating.

3. Attractions:

The Spirit of Sittingbourne masterplan has delivered a new ‘big box’ retail park complementing an already well-used High Street, with the cinema and restaurants the icing on the cake. The town isn’t short of gyms or sports clubs, with dedicated weightlifting and squash clubs plus several private gyms. For those who prefer to be pampered, head for Hempstead House spa, which is located in Hempstead House Country Hotel.

  • The Barn Yard restaurant and farm shop
  • Clarry’s, for cream teas and cocktails

Sittingbourne property

Property from all eras can be found in Sittingbourne, from Victorian dwellings and 1930s ‘ideal’ homes through to brand new apartments. Look out for riverside homes, listed dwellings, barn and oast house conversions, and country equestrian estates – especially on the edges of Sittingbourne and in the neighbouring villages.
