Sydenham Area Guide

Sydenham snapshot

A fierce community spirit is what makes Sydenham so special, with the Sydenham Society ensuring the local vernacular is preserved. This is a town where artists, musicians, families and city professionals are friendly neighbours, with a thriving creative scene that includes an annual arts festival and the Sydenham Film Society.

Sydenham: where?

Eight miles south of central London, Sydenham is surprisingly green as it’s surrounded by wooded hills. Crystal Palace Park lies to the west, Dulwich Village to the north, Forest Hill to the east and Bromley to the south.

The BIG 3:

1. Transport:

  • East London Overground line directly links to London Bridge, Canada Water, Shoreditch, Hoxton, and Highbury & Islington
  • Three mainline train stations: Sydenham (for London Bridge), Sydenham Hill (for Victoria) and Lower Sydenham (for Charing Cross and Cannon Steet)
  • South Circular road runs close by

2. Schools:

There is no shortage of both primary and secondary schools in Sydenham, with one of the most prestigious being Sydenham High School for Girls. There’s a ‘find-a-school’ facility on every one of our online property listings, where you can filter schools by age, type and Ofsted rating.

3. Attractions:

Shopping at independent stores is a favoured Sydenham past time. Browse the Kirkdale bookshop and gallery, admire artisan produce at the monthly market and stop for ice cream at Cherry & Ice. You can work off the calories at Sydenham tennis club (which offers squash and croquet too); Dulwich & Sydenham Hill golf course and nearby Crystal Palace Park.

Sydenham property

Sydenham has a diverse housing market from one-bedroom ex-local authority flats to spacious detached residences that can change hands for more than £1 million. Some of the most sought after properties are the attractive Victorian houses and converted flats that form part of Sydenham’s sprawling Victorian mansion buildings.
