Lee Area Guide

Look carefully at a London map and you’ll find Lee. As the little sister of Blackheath and Lewisham, it enjoys close proximity to some of South East London’s social highlights, while retaining a more intimate, village-like atmosphere. Plans are in progress to regenerate the neighbourhood’s Leegate Centre to create a rejuvenated focal point. The vision includes a new public square, a new village green, space for cafés, restaurants, shops and pubs, and a community centre.


Lee: where?

Lee, and its Lee Green enclave, enjoys a tucked away position in SE12. It straddles both Lewisham and Greenwich boroughs, giving you an idea of its location, with Blackheath, Hither Green, Kidbrooke and Eltham all close neighbours. Mottingham, Bromley and Beckenham are also a short drive from Lee, highlighting how the Kent border is within easy reach.

  • Own mainline train station with direct services to Lewisham, New Cross, London Bridge, Charing Cross, Waterloo East and Cannon Street
  • Just north of the South Circular, with the A20 and A2 close by
  • Nearby Lewisham offers a DLR service
  • Wide reaching bus routes, including a service to Blackheath, Lewisham and Sidcup

Lee has an exceptional choice of state, independent and faith schools in the local vicinity, many with ‘Good’ or ‘Outstanding’ Ofsted reports. There’s a ‘find-a-school’ facility on every one of our online property listings, where you can filter schools by age, type and Ofsted rating.

3. Attractions:

Lee’s premier outdoor space is Manor House Gardens, where you can take a ball, a dog or a picnic and be entertained for hours. As well as a lake, a café, multiple play spaces and tennis courts, there are wildflower areas, a walled garden and even a historic ice-house. Lee’s Community Centre is not to be overlooked for its ability to bring people together over a coffee and a slice of cake. It also hosts a number of classes and local clubs. Lee residents can take advantage of Blackheath Village or Greenwich for a wider choice of leisure and hospitality options.

Lee property

Lee is one of the best residential areas to scour for Victorian or Edwardian properties – think beautiful bay windows and handsome brick façades. Some of the most coveted homes lie in the Lee Manor Conservation area, where you’ll find rare examples of French Mansard-style houses.

Many property investors have found success by dividing some of Lee’s more substantial dwellings into flats. These rent well to professionals and young families drawn to the area for the quick rail connection to central London.

In contrast to Lee’s period housing stock, the Leegate regeneration project will eventually yield almost 600 mixed-tenure houses and apartments, providing a contemporary balance and new buy-to-let opportunities.
